Fourth & Traction

Completed in April 2017, Fourth & Traction is the meticulous conversion of the former Coca-Cola syrup manufacturing plant — blending industrial functionality with modern creative office. Originally built in 1915, Fourth & Traction is a 4-story, 130,000 square-foot fully renovated, mixed-use redevelopment in Los Angeles’ burgeoning Arts District.

Acquired in 2015 as a toy warehouse, the renovation breathes new life into the historic building, positioning it as a unique workplace and retail staple. With the Arts District emerging as one of the city’s fastest growing neighborhoods, Fourth & Traction retains the building’s original industrial characteristics and adds new energy to the eclectic surrounding community.

The rehabilitation of the property included a complete facade renovation, lobby and common space installations, outdoor landscaping and a new, light-filled rooftop penthouse and terrace, with a garden and 180-degree city views. The preservation of the property’s historic charm is embodied in its expansive, open floorplans, art deco-inspired design motifs, 14-foot concrete ceilings, exposed red brick, operable steel-framed windows and concrete columns. The addition of a pocket park, wall murals and an outdoor light sculpture enhance the pedestrian experience and contributes to the vibrancy of the live, work, play neighborhood.
