When international pharmaceutical and biotechnology company Kyowa Kirin outgrew their old office, they took over a new 24,000-square-foot workspace in Bedminster, New Jersey. Kyowa Kirin leadership tasked HLW with designing a scheme that could grow alongside their rapidly expanding team, and that allowed for maximum flexibility. HLW’s plan for the space will allow the company to double Kyowa Kirin’s current staff size comfortably while maintaining a sense of brand-oriented culture and community. Our team drew on our rich experience in large-scale workplace strategy and interiors and to develop a design that is rooted in Kyowa Kirin’s mission of global health and wellbeing and echoes the ethos of their brand.

Several high-impact, flexible solutions were implemented to allow the company to easily accommodate future growth. Most of the private offices were placed on the floorplate’s interior to open work areas up to external views. The unique shell of the building necessitated that some offices be placed along the perimeter; for these spaces, HLW ensured that walls could be easily broken down to allow for more open workspace in the years to come. Conference and boardrooms were strategically placed around the entryway and designed with switchable glass, which allows for programming to be quartered off as necessary. A “neighborhood concept” ensures team members are close to one another to support a more streamlined workflow.
